How old do I have to be to live at Valley Manor?

Sixty-two, although exceptions have been made!

What kind of people live at Valley Manor?

According to a recent survey, 92.3% of Valley Manor residents attended college, many attaining post graduate degrees. Over half list the GEVA, Dryden and Eastman Theatres, and the MAG among their favorite leisure destinations. Other interests include travel, golfing, gardening, spectator sports and music. Volunteer pursuits and civic activism also rated high; over 75 different organizations were listed as the beneficiaries of our residents' support and participation!

What is the "entrance fee" at Valley Manor?

The entrance fee is a one-time fee that allows you continuous use of your apartment for as long as you live at Valley Manor.

Do I then own the apartment as I would a condominium?

No. You do not have ownership. The entrance fee is better described as a life lease of the apartment.

If I should leave Valley Manor for any reason, is there a refund
of the entrance fee?

Our Amortized Refundable Entrance Fee is pro-rated over the first seven years of residence. If you vacate your apartment within this period, you (or your estate) receive a pro-rated refund.

 

Will I still pay rent at Valley Manor?

Each resident pays a monthly maintenance fee. This fee includes: daily meal of your choice; weekly housekeeping service, including linens; all utilities except telephone and cable service; 24-hr security and concierge services; and the use of Valley Manor's many leisure areas.

Will my monthly maintenance fee increase?

Because it covers food, utilities and services, which are all subject to inflationary pressures, maintenance fees do conform to cost of living increases. However, as a not-for-profit organization, we are able to minimize these increases.

Does Valley Manor offer rental options without an entrance fee?

Yes. Valley Manor offers a renewable annual lease program on select apartments. This program may be used as an introductory period to living at Valley Manor, in which case a portion of past rent applies to any future entrance fee.

Can I choose not to take meals in the dining room?

Yes. We encourage our residents to take 1-3 meals daily in our private restaurant, but we offer the flexibility of not taking any meal plan.

Are there facilities for entertaining my guests?

Your guests are welcome to join you for meals in the dining room at any time, or you may wish to reserve the private dining room, which is catered by Valley Manor's food service team. Your overnight guests may stay in your apartment, or if you prefer, you may reserve one of our attractively-decorated guest rooms.

What if I'm sick and can't get to a meal in the dining room?

Our dining service staff will gladly prepare a tray to bring to your apartment if you are temporarily "under the weather".

What if I need repairs in my apartment?

No need to worry! Our maintenance staff is "on call" 24 hours a day to keep Valley Manor in good working order.

What if I become ill and need assistance?

In an emergency, our security staff is available to help contact appropriate medical assistance. For ongoing health care needs, our Senior Living Consultants can provide a listing of reputable licensed home health services, including visiting nurses.

What if there is a power outage?

Valley Manor is prepared for any emergency with back-up generators, established emergency plans and a well-trained, 24/7 staff on-site. You may not even realize that the rest of the city is experiencing weather or power problems!

How safe is living at Valley Manor?

High-rise living is perhaps the safest of all lifestyle options. Front desk receptionists and doormen are on duty around-the-clock. Side and rear doors are locked and accessible to employees with valid IDs only. Video surveillance cameras are posted throughout parking lots, garages and entrance areas. Security staff make frequent rounds throughout the building, employees display photo IDs at all times.

What if I eventually need more services? Do I have to leave Valley Manor?

One of the advantages of living at Valley Manor is being part of Seniorsfirst Communities and Services. In addition our own services and amenities, our staff can help connect you with additional outside service providers on an "as needed" or regular basis.
